§ 8.1. Side yards required.

A.

Side yards of at least the following widths in designated districts are required:

1.

P-O-C Districts: Twenty (20) feet, with twenty-five (25) feet on the street side of a corner lot.

2.

R-1, R-2, R-3 and A-1 Districts: Ten (10) percent of the lot width with a minimum of six (6) feet permitted and a maximum of twelve (12) feet required, provided that five (5) feet wider is required on the street side of a corner lot, except that an attached garage may be a minimum of five (5) feet from the property line.

C-1, C-2, C-C, M-1 and M-2 Districts: Six (6) feet for dwellings. Six (6) feet for other buildings only on a side of a lot adjoining any P-O-C, R-1, R-2, R-3 or C-1-S District, and on the street side of a corner lot whose rear line adjoins any such district. The required side yard width on the side of a lot adjoining any P-O-C, R-1, R-2, R-3, C-1 or C-1-S District shall be increased one (1) foot for each three (3) feet of building height in excess of thirty-five (35) feet.
