§ 8.5. Lot widths required.

  • A.

    Lots of at least the following widths in designated districts are required:

    1.

    P-O-C Districts. Three hundred thirty feet for a general farm dwelling and one hundred twenty-five feet for a small farm dwelling and nonfarm dwelling.

    2.

    R-1 Districts. Sixty feet, or fifty feet if the lot is one on an approved subdivision plat, except that not less than seventy-five feet is required for a lot unserved by a city sanitary sewer or by an approved, private community sewage disposal system.

    3.

    R-2 and R-3 Districts. Fifty feet for a one-family dwelling, or forty feet if the lot is one on an approved subdivision plat. Fifty feet for a 2, 3 or 4 family dwelling. Sixty feet for a multiple dwelling of over four families. Seventy feet for buildings over three stories or thirty-five feet in height.

    4.

    C-1, C-1-S, C-2, C-C, C-2-S, M-1 and M-2 Districts. The same as in R-2 and R-3 Districts for dwellings of various kinds and other buildings containing dwellings units. Nonresidential lot widths shall be suitable for the particular uses, and for the yards required, in the district.
